Building Alterations - such as removing a Load-Bearing Wall, converting a window to a door, or replacing a conservatory roof - primarily require a Building Warrant. Planning Permission may be needed for significant external changes.

Planning Applications

Building Warrant Architectural Drawings

The prices above cover Architectural Services Scotland's professional fees only.
You will be responsible for paying the Statutory Application Fees directly to your local council (e.g., Fife Council, Edinburgh Council).

- Building Warrant Fee - Based on the estimated construction cost (typically 1–2% of the build cost).
